Davis is a Managing Partner and Head of Acquisitions for Fourth Avenue Capital, focusing on investment strategy and fundraising.
Prior to forming FAC, Davis spent nearly a decade at Security Properties, a Seattle-based apartment operator with 25,000 units where he sat on the Investment Committee and was the company’s youngest Managing Director. Davis led their acquisitions team which was the largest buyer of institutional apartments in the Pacific Northwest his final five years and averaged~$1.0bn per year in acquisitions from 2019-2022 which was an 8x increase over the four years prior to him joining the firm. During his tenure, he acquired 22,000 units in eight states with total capitalization of over $6.0bn. By his departure, $2.6bn of those had been sold resulting in a 28% average deal level IRR and over $1.0bn in value creation.
In his role at Security Properties, Davis raised all the institutional equity for their acquisition platform and structured joint ventures with many of the top national investment firms including Blackstone, Oaktree, Rockwood, Pacific Life, Clarion Partners, Liberty Mutual, Intercontinental and Bentall GreenOak, along with several international equity partners. In total, he raised over $2.0bn from 20 different partners.
Prior to SP, Davis worked in real estate debt and equity placement for Northwestern Mutual, a Fortune 100 company. Davis holds a BA in Finance from the University of Washington where he graduated Cum Laude.
